If Luxury Living cannot sell your home, we will connect you with a top real estate agent in your area. Once your home sells we will refund the flat listing fee you have paid us.
Most sellers (FSBO's) are willing to pay some amount of compensation if a buyer agent brings them a buyer at the right price. The problem is the agent's with buyers for homes like yours are not the ones calling you. You're getting agents looking to list your home for 5-6%. Most are not even working with any buyers. The agents that are working with buyers look to the MLS for homes that match their clients needs and usually they have many to choose from.
These listed homes may be willing to offer compensation or concessions to the buyer if their buyer purchases any of them which may be used to compensate their buyer agent for their services. If the buyer is unrepresented we can facilitate the entire transaction for an agreed upon amount if you would like. Typically 1% to 2% of the sales price.
You will get more exposure by syndicating to hundreds of websites which means more ready, willing, and able buyers which equates to a higher price. Once your home is on the MLS it goes out to hundreds of websites automatically.
Once your home is officially "on the market", buyers and co-op Realtors will know you are serious about selling. Sellers show they are serious when they list with a broker. Even as an MLS Entry-Only listing.
We do this full-time… This is not a part-time thing for us and it shouldn’t be for you. We answer our phones around the clock and have a tremendous amount of experience dealing with the potential problems that may, and probably will arise after we find the buyer.
We will send you the required forms via DotLoop. Once you complete them, we will list your home on the local MLS broker database (Realcomp). The listing will populate to hundreds of other real estate websites as well. You can send us your pics via WeTransfer
You will engage 100% of the agents representing buyers for homes like yours so be ready
Agents will contact you directly to show your home either by phone or the ShowingTime app. They may also inquire as to if you are offering any buyer agent compensation.
The text messages and calls from agents simply looking for a listing will go away
Once on the MLS you will skip the stigma associated with selling FSBO and we recommend that you take down your FSBO sign if you have one
You can still save the selling commission if you find the buyer on your own, or if the buyer agent does not ask for any compensation or concessions in their buyers offer.
You are required to tell your agent when you accept an offer and give sales details when the property closes (Date Closed, Type of Financing, Sales Price, Name of Agent if one brought the buyer)
Effective April 1st, 2024 no compensation for buyer agents will be published in the MLS on our listings. Buyer agents may or may not ask for concessions in their offer which could be used to compensate the buyer agent from the buyer. Or the buyer agent may be compensated directly from the buyer.
If you're experienced selling on your own and want to expose your property to all of the buyers and agents, this is a perfect option! Your listing will also appear on Zillow, Realtor.com and 100's of other real estate sites within hours of going live on the MLS. Luxury Living will receive 1/10th of 1% of the sales price at closing with this package.
If you're selling on your own but might need some help or advice from and experienced broker this is the perfect option! Once we receive your order we will send you the required forms for our Multi-List. The same one the Realtors use. After you complete them your home will be live on the MLS within 24 hours. Luxury Living will receive 1/10th of 1% of the sales price at closing with this package.
With a full-service Luxury Living listing, a licensed agent will assist you with every aspect of your home sale from beginning to end for a one-time fee of $249.00 plus 1% of the sales price at closing. (Average savings using this option is over $10,000)
Over the course of the last 10 to 15 years, real estate “transaction fees” have become somewhat commonplace. These fees come in many shapes and sizes, including “document retention fees,”“compliance fees” and “transaction fees,” to name three we see commonly. We've seen these fees range from $199.00 to $999.00 Here at Luxury Living Flat Fee we've never had'em, never will.
